• Bigger lots in Yorba Linda and Villa Park usually run bi-weekly grooms with heavier seasonal visits, because volume is the challenge out there.

Grass seeding for thin lawns

When your lawn is thin but still alive, overseeding is far cheaper than sod. Early fall is the window here: warm soil, cooler air. Spring is the backup.

• Clay wants contact. Seed thrown on compacted Anaheim clay feeds birds. We mow low, rough or aerate the surface, spread a blend chosen for your sun and shade, and top-dress with a thin layer of compost or seeding mix that holds moisture.
• Patches blend in. Dog spots, shade thinning and foot paths get the same prep so they fill in instead of scarring.
• Water small and often. Two short cycles a day keep the top half inch moist until it comes in, then we walk it back. If your sprinklers cannot keep seed moist, we fix that first.

Lawn pest control, diagnosed before it is sprayed

• Chinch bugs leave yellow blotches through summer, usually starting along hot driveway edges.
